Q. I am looking to rent a Weekend home. Do I have to sign up with you first? |

A. As a potential renter, there is nothing for you to "join" or sign up for. We are not involved in the actual renting of the properties, we just advertise - you have to contact the owners of properties you are interested in. You should think of this site as the classified section of a newspaper; search the ads until you find those in which you are interested, then directly contact the advertisers. You will be contacting the owner directly via email links on their pages. |

Q. How will you determine how much my home worth? |
|
A. Assessment of this will be based on a number of factors including amenities and location in relation to the University. |

|
A. Reasonable price will de determined by comparing several factors including price of comparable hotel accommodations for that particular week and amenities that the private residence provides. |

|
A. All agencies have different Homeowners insurance policies, but you will be totally covered under the CollegeWeekends.com Rental Agreement. Individual property owners must confirm with their homeowners insurance company to determine coverage. |

Q. How much does the service cost? |
|
A. An annual membership with CollegeWeekends.com costs $89.95. You can send check or money order to Collegerental.com, Po Box 556, Charlottesville, Va 22902. You can also pay with your credit card via Pay Pal. |

Q. How do I list my rental with you? |
|
A. There is a link on our home page Client Registration/List your property. If you click on this link you will be guided through a very quick and easy process in which you have to first establish a username and password. Once you have registered you will be guided through a series of easy steps in which you enter all the required information for your listing. Once all the information is entered you will be required to send the payment. If you pay with a credit card your listing will be published to the site immediately. If you wish to pay with check or money order we will publish the listing as soon as payment is received. If you don't have the capability to scan your pictures or transmit them digitally, mail them to us at CollegeWeekends.com, PO Box 556, Charlottesville, VA 22902. |

Q. Will you add my rental listing for me? |
|
A. Sure, we are happy to add your listing for you, but this requires an additional charge of $150. This service involves a visit of a member of our staff to your home, to take pictures with our digital camera, and to collect all other necessary information. |

Q. How long will my home be listed? |
|
A. All listings are for one full year. Property owners will be contacted prior to their listings expiring and invited to renew the contract. |

|
A. It will be promoted extensively and continuously in the search engines, via the media and via our relationship with the Universities. |

Q. Will my contact and personal information remain private? |

A. Absolutely. A prospective renter will never see your private information directly until YOU decide to contact him or her. No contact information is published on the site and as a company we NEVER sell, rent or otherwise share ANY contact information with anyone. This we can guarantee. Some of our clients do not have e-mail account and ask for their phone number to be posted with their listing. |

Q. Does CollegeWeekends.com actually administer the rental of properties? |
|
A. No, our only obligation is to provide you with the best possible publicity for your rental. Prospective renters will contact you via the web site and you will take care of the actual administration. |

Q. What if I have only hard copies of photographs of my property, or I'm having a problem in loading digital photographs? |
|
A. As a special service for our clients, we will scan and edit up to five (5) photographs per property for use in your listing. Please see our contact information for the mailing address. If you are having trouble uploading photographs you can either email them to us with your property id, or if they reside on the internet and you own the copyright to them, you can email us the URL to where they can be found, along with your property id, and list which photos you would like to be moved (up to 5). We will be happy to move them for you. |

Q. Can I pay by check for my listing? |
|
A. Yes - Another payment alternative is Pay Pal. If you would like to use Pay Pal, click the Pay Online link. |

Q. Will I have to pay tax on my rental income? |
|
A. No, there is special clause in the federal tax code that says you do not have to pay income taxes on income generated from renting you home as long as you rent it out for 14 days or less. If you rent out your home more then 14 days in a year, you may be expected to report it as income. |

Q. How Does the process work? |
|
A. The Property Owner completes the application form, and then CollegeWeekends.com creates a custom web listing for your home and continuously market and advertises the listing. When a potential renter visits our site, he/she can find your home and contact you through the site and you have to come to an agreement with the renter and make the rental arrangement. |

Q. Should I require a deposit in order to make a reservation? |
|
A. Yes, we recommend that you should collect 25% of the total rental costs in order to confirm the reservation. |

Q. Should we require a security deposit? |
|
A. This is entirely up to you. You will be the person developing a relationship with the potential renter. Most of the time these reservations are made in advance, so by the time the renter enters your home you already had a lot of correspondence. Most people feel like they are friends with their renters by the time they show up. If you are uneasy about the potential renters we suggest that you either turn them away or require a security deposit. |

Q. What happens if a tenant damages my property? |
|
A. We provide you with a rental agreement that guarantees your property will be replaced by the tenant if indeed something is damaged. Clients of CollegeWeekends.com are friends and family of the University, and they are very respectful of other peoples property. |

A. As each policy may differ, CollegeWeekends.com advises all homeowners to contact their insurance company to inquire about any special insurance questions or needs. As mentioned previously CollegeWeekends.com provides a rental agreement that establishes the tenant's responsibility for any injuries or damages that may occur during their stay. |
